General Guidelines

In an effort to maintain the quality of life within our neighborhood, the Board asks each unit owner to comply with the following guidelines. For a list of all requirements, please refer to the Declarations, By-Laws, and approved Rules. Thank you.

Changes to Unit Exteriors
If you wish to make an exterior change to your unit, you must first get approval from all unit owners in your building. Then submit the request (including any architectural drawings) in writing to the Board. No alterations or improvements may be implemented without written Board approval. All work must be done by licensed, bonded, and insured contractors with the City of Columbia, a Certificate of Insurance from the contractor and copies or required permits must be provided to the Board before any work begins.

Satellite Dishes
Individual satellite dishes are permitted with the prior written approval of the placement by the Board of Directors.  These may be submitted on the Architectural Control Request form available on the website or upon request.

Trash and Recycle Pickup
Tuesday morning (have trash outside by 7:00 AM as per city schedule).
If Monday is a holiday, then trash pickup is scheduled for Wednesday morning.
Place trash and recyclables at the end of your driveway for pick up (not in the grass).
Do not place trash outside until after 5:00 PM on the evening before scheduled pickup.
Yard waste is placed in the black trash bags, recycle in the blue bags, cardboard must be flattened, paper products in brown grocery bags, and limbs and stems must be tied in bundles.

Maintenance of Common Areas
The WOG Board contracts for grass cutting, snow removal and leaf removal (leaves are cleaned twice per year, once in the spring and once in the fall). Trees and bushes are trimmed as needed and mulching of common areas is in the spring. The common areas are also fertilized and treated with pesticides.

Maintenance of Units
Unit owners are required to maintain their units (interior and exterior of building, driveways, gutters, and foundation plantings). During the summer months, unit owners are responsible for watering lawns and foundation plantings of their unit; if new trees are planted the unit owner is responsible for watering. The Board conducts periodic reviews of the neighborhood and will notify unit owners of areas that are non-conforming and need immediate attention.

Parking and Garage Doors
Cars must be parked in garages or driveways; on a temporary basis, cars may be parked on the street. Garage doors must be kept closed except when items are being taken in /out of the garage.

Signs
No signs are permitted on the units or common areas. For Sale signs may be placed in the front and back yard only with prior approval of the Board.

Newspapers/Trash
The Board asks that each unit owner please pick up old newspapers and/or trash in the driveway and common area surrounding their units. You may call the Tribune and Missourian to stop delivery of free papers that you do not wish to receive.

Pets
Pets are allowed in common areas while on a leash. Please pick up and dispose of pet droppings properly.

Dues
Currently, the dues are $125 per month and due the first day of the payment plan (annual, biannual, quarterly or monthly) you chose at the beginning of the year. Dues are delinquent 30 days after the due date.

Insurance
The Board is required to purchase casualty/property insurance for all buildings and common areas. We request bids in the spring of each year, from multiple carriers, to ensure the best pricing. Owners are promptly notified of the premium and payment must be received within 30 days of the notice. The coverage is only for the structure; it is the owners’ responsibility for contents (please see insurance coverage section of the Declaration, the Board strongly recommends that you make your insurance agent aware of this section for proper coverage).

Unit Owner Information
All unit owners are required to furnish the Board with (and keep current) contact information that includes a working cell/telephone phone number, email address; and if the owner is not a resident, a full mailing address (no P.O. Box numbers) and/or the full contact information for a full property manager.

Drop Box
There is also a drop box outside of the management company’s office for your after hours convenience.
